1Concept
The most important element of our architectural concept is to design high-quality, large, liveable homes for all generations. To strengthen the idea that living in a high-quality home is a pleasure and a great opportunity. We have designed the apartments and the construction to meet this objective. The geometric and facade design of our building aims to create a harmonious building that fits into the neighbourhood. The façade of the building is made of Laminam tiles, which are self-cleaning and therefore do not need maintenance. The bottom surface of the balcony slabs is made of exposed concrete.

3Garden, terrace
The entrance to the building, with its street frontage, faces north, where the staircase glass wall opens up invitingly onto the street and the wooded front garden, providing a pleasant bright entrance to the home for residents. A relaxing communal garden will be created in the front garden. A south-facing rear green garden also provides relaxation. The apartments have large covered balconies and terraces opening onto the inner garden. In the design, we have aimed for clean, simple structures and a logical layout. By varying the layout of the terraces, maximum separation and a relaxed façade design of the apartments are also ensured.
4Parking, garbage bin storage
Mailboxes will be designed into the exterior glass wall of the ground floor entrance lobby, followed by a clear three-arm staircase and an elevator leading up to the apartments and down to the underground car storage. Also on the ground floor are the communal and private storage areas, partly sunk into the ground. The outdoor garbage bin storage is located at the building entrance, its surface matching the scattered paving of the front footpath. The acoustic wall around the garbage bin storage and the outdoor mechanical units is a single unit, covered with perforated aluminium sheet cladding. Car access points will be provided at the location of the two existing driveways adjacent to the site. The eastern gate will provide access to the basement enclosed car parking area, the western gate will provide access to the surface car parks/guest car parking places. The driveway ramp will start from the northeast corner of the site and turn under the building.
1Concept
During the design process, particular attention was paid to the ecological footprint of the building. Not just in the fashionable sense, but with real solutions that increase comfort, simplify operation and save money, thus increasing the value we create.
2Heat and moisture protection provided by the facade structure
The façades are clad with a double-layer of ventilated air in some sections. Between the façade cladding and the wall structure, there is a min. 4 cm of effectively ventilated air gap. This ventilated air gap will ensure the safe and efficient evacuation of any moisture entering the structure, and as a consequence of the constant air flow, will reduce the internal summer heat load of the building. The Laminam large-panel cladding used as a façade cladding is self-cleaning, meaning that only natural rainfall is used to clean the façade in the future, without the use of any chemicals. This also reduces the ecological footprint of the building.
3Glass surfaces set back from the outer plane of the facade
One of the optimum energy solutions for the house is that the large glass surfaces of the living areas of the apartments are connected to the terraces, which are mostly covered, thus providing protection against excessive summer heat, while at the same time allowing the use of the terrace in more rainy weather, creating a pleasant atmosphere.
4Active and passive shading
In recent years we have seen longer and hotter summers, which is a clear sign of global climate change. This makes the protection of homes against the heat, which can be provided by active and passive solutions, of paramount importance today. One of the keys to passive solutions is proper orientation and building geometry, as well as the heat insulation properties of the structures used. One of the keys to an active solution is external shading of façade windows to compensate for the ever-changing environmental load. A roller shutter on the outside protects against excessive solar radiation, but also helps to protect against the winter cold.
5Heat pumps as a source of green energy
The heat pumps will be located on the inside of the street fence, next to the entrance, separated from the building and integrated with the garbage bin, harmoniously integrated into the environment by acoustic, architectural and landscaping solutions.
6Floor heating - ceiling cooling
Cooling of the apartments is provided by a room-by-room adjustable panel system installed in the concrete slab. Heating is provided by floor heating, which can be controlled from room to room. Compared to the radiator systems commonly used in previous years, this system is environmentally friendly without the use of gas and can deliver its cooling or heating output evenly without noise or draughts, providing a high level of comfort with lower energy consumption.
